What Should You Look for in a Roofing Warranty?

You should evaluate the terms of the roofing warranty to ensure that the value of your roof is protected according to the guarantees of both the manufacturer and the contractor. Since the roof is arguably the most important investment in your home, you should seek and expect a top-tier warranty with a no dollar limit (see below). This protects you against a continuously depreciating warranty after a roofing installation.

Also, read the nullifications and exclusions carefully to understand the circumstances that could lead to either should something go wrong with your roof.

The most common reason homeowners view warranties as scams or marketing ploys is because they rarely take the time to gain a full understanding of how the right warranty can work to their favor. A contractor should provide two types of warranties.

1. The Manufacturer Warranty

2. Contractor/Workmanship Warranty

Note: Your Contractor Warranty may provide better overall protection and options than the manufacturer’s warranty. Ask the contractor if their warranty contains the proper contract language and completed operations endorsements to their general liability insurance coverage policy. If so, you may not have to purchase a manufacturer warranty.

What Type of Warranty Coverage Do You Need?

There are three types of options in this category:

1.      Original cost

2.      Prorated

3.      No dollar limit

With original roof installation cost, your warranty allows the manufacturer to only repair problems up to the total cost of the original purchase. Prorated warranties, on the other hand, diminish in value over their lifespan.

The warranty that is most favorable is no dollar limit. With this warranty, it is non-prorated and assures that the manufacturer will spend whatever it costs to repair your roofing system. With this warranty, you are given peace of mind as an owner that the manufacturer won’t skimp on quality because of cost restrictions.
